Heath End Cottage is a very attractive detached period house, which is understood to have once formed part of the Leconfield Estate and is located in a rural position to the south of Petworth. The original cottage is believed to have been built in 1890 of local stone, with brick mullions and was substantially extended more recently to include some half tile hanging, all under a clay tiled roof. The spacious and well presented accommodation includes some lovely period features including wooden doors and a working fireplace. The front door opens into a spacious entrance hall, with staircase and doors leading to the double aspect sitting room, a large conservatory overlooking the garden, a shower/cloakroom and dining room. The dining room leads into the fitted kitchen, which in turn has a door opening onto the garden. On the first floor there are 4 bedrooms and a family bathroom.

Outside, to one side, the property is approached over a gravel entrance drive with parking for several cars and with a large garage to one side. A path leads through the small front garden to the front door. Further gates from the entrance drive open into the very good size garden, which is south facing and has a large terrace adjacent to the house. The garden comprises areas of lawn with a variety of plant beds, mature hedges and trees and is very private. There are two garden sheds, a vegetable garden, a greenhouse and two small ponds.

Heath End Cottage is situated in a lovely rural location at Heath End, within the South Downs National Park and about a mile to the south of the ancient market town of Petworth with its excellent range of independent shops for everyday needs. Midhurst (8 miles) has an excellent range of shops as well as the world renowned Cowdray Park Polo Ground and the Cowdray Golf Club. The City of Chichester (13 miles) provides a broader choice with all the major supermarkets and its well renowned Festival Theatre. In addition there is horseracing, golf and lots for the motor enthusiast at the famous Goodwood Estate (10 miles). The area provides a good choice of state and independent schools for both boys and girls. Pulborough mainline station (5 miles) with a service to Gatwick, London Bridge and Victoria (70 mins), alternatively Haslemere Station (12 miles) has a fast service to Waterloo (57 mins).

Mains electricity and water is connected. LPG gas fired boiler with radiators. Private drainage.
