The outline consent is valid for three years from 24th June 2020. The consent requires the adjacent land to be covered by an approved Landscape & Ecological Management Plan. The vendor will work with the purchaser to agree the details of this requirement.
An up-to-date Housing Needs Survey (HNS) was a requirement of planning approval to confirm affordable house sizes and tenure. This is available via the drop box, and provides guidance on the split between rental and shared ownership.

INFORMAL TENDER

Bids are invited for the options below in a fixed price tender based only on the outline planning consent and the bidders' own investigations, with a non-returnable deposit of 5% payable on exchange, and the contract to provide for the purchaser to make a detailed planning application at its own cost within 3 months of exchange and to complete the purchase within 12 months of exchange.
The vendor requests that prospective bidders make bids in the alternative:
Bid 1: For the land (excluding plot 8 and the land at the rear) with consent to build 5 affordable dwellings and two open market houses
Bid 2: For the land as consented including Plot 8 with 5 affordable and 3 open market dwellings
Bid 3: For the land with consent and the back land extending to a further 4.19 acres of former orchard and pasture, the whole including the land with consent extending to 5.965 acres.
Purchasers will be deemed to have accessed and taken account of the planning consent including the S.106 agreement which are all available on DropBox.
The vendor will reserve the right for 40 years to an overage payment of 40% of any increased land value should the purchaser secure consent for other or increased development on all or any part of the land, payable within 3 months of any new planning consent.
