Although Coronavirus restrictions have been lifted, RH & RW Clutton is following property industry’s guidance and we will be continuing with our strict Health and Safety guidelines keeping our staff, our clients and visitors safe using social distancing measures, wearing masks (and asking visitors to our offices and carrying out property viewings to continue to wear masks), as well as sanitising hands for meetings, property viewings and maintenance visits.

The Old School House is a charming and most unusual Grade II listed property, formerly a school, which was converted some years ago into three separate cottages. Midhurst provides a good selection of local shops selling local produce, a Budgens supermarket and a Tesco Express, a choice of public houses and the renowned Spread Eagle and Angel Hotels. At the northern end of Midhurst are the famous Cowdray Park Polo grounds, golf club and now the Cowdray Park Farm Shop and restaurant. Slightly further afield and to the south is the Goodwood Estate offering plenty more for the motor racing and horse racing enthusiast. The town of Chichester is 11 miles to the south and provides many well known high street shops and the Chichester Festival Theatre, plus the major supermarket chains. Haslemere mainline station is 10 miles away and provides a fast service to London (Waterloo) approx 57 mins. Petersfield to the west is 11 miles and provides access to the A3.

The tenant will be responsible for maintaining the interior of the house and the garden. The landlord will be responsible for the exterior of the building and the structure.

Prospective tenants will be required to complete a preliminary application form should they wish to be considered for a tenancy. If you are successful in your initial application, RH & RW Clutton will collect the Holding Deposit (equivalent to one weeks rent) and will issue third-party referencing forms for completion.

Prospective tenants will need to be credit-checked and fully referenced to include a financial and personal references and references from a previous landlord, if applicable. Copies of identification documents will be required as proof of identity to satisfy the Right to Rent Legislation and a utility bill will be required as proof of registered address.

A deposit the equivalent to 5 weeks' rent (or 6 weeks for rents over £50,000pa) will be payable prior to the commencement of the tenancy.

For the duration of the tenancy, the tenant will be required to pay the Council Tax, Utilities, Communication Services (telephone/internet etc) and TV Licence.

Pets will only be permitted with the Landlord's specific written permission.
