Fairfield Barn is a stunning rural country property comprising a superb barn conversion, together with excellent equestrian facilities. Situated in a quiet rural position, just beyond Parham Park, close to the foot of the South Downs and within the South Downs National Park, the former agricultural buildings were converted into a splendid and very individual house in 2006. The barn has much character including attractive elevations of stone, with brick quoins all under a slate tiled roof, double height ceilings to the main part and vaulted ceilings to much of the remainder.

The well-presented accommodation is fitted to a very high specification with the use of quality building materials and includes underfloor heating to the ceramic tiled floor throughout. The front door opens into the fantastic double height sitting room/dining room/kitchen, which has a lovely feeling of light and space. At one end, the sitting area includes a brick chimney fitted with a dual fuel burning stove, and at the other end is a fitted kitchen with an extensive range of wooden kitchen units with granite worktops, a central island, an LPG gas fired Aga and double-glazed doors onto the garden. From the kitchen, a door with steps, lead into the large utility room, a further door opens into a shower room. On the other side of the dining area steps lead to a passage, this, in turn leads to the three double bedrooms, two with fitted wardrobes, and the family bathroom. Both the bathroom and shower room are very well appointed with fully tiled floors, walls and walk in showers.

Outside, at the front of the property, the paved entrance drive provides parking and gives access to the double garage. The garden is simply laid out being mainly lawn with hedging, various shrubs, overlooking the stable yard and with open rural views.

A separate gate from the lane gives access to the equestrian facilities, which includes large areas of hard standing suitable for horseboxes and general vehicles. The very attractive stable yard has been built to an extremely high specification with brick and timber elevations under a slate tiled roof. The yard comprises 5 full size loose boxes all fitted with frost proof automatic water drinkers, a hay store, tack room, kitchen with shower room and an external wash box with hot and cold water. Beyond this is an area of woodland and beyond that is the all-weather manège (60m x 30m). There is grazing either side of the manège and beyond this, the main area of grazing is divided into five paddocks by post and rail fencing with water laid on. In all, the property extends to about 6.35 acres.

Fairfield Barn is situated in a wonderful rural location adjacent to Parham Park, close to the South Downs and within the South Downs National Park. The property is adjacent to Rackham BE Cross Country course, in addition, licences to ride on permitted routes in Parham Park are also available to purchase for £40 per annum, these run from 1st March to 31st January annually.
