On 1st June 2020 the Government released guidance on The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
This means that landlords and their managing agents must ensure that electrical installations in rented properties are safe.
A summary of the Regulations:
The Regulations will apply to all new and renewed tenancies from 1st July 2020, and for all existing tenancies 10 months later, on 1st April 2021.
The Local Authority will enforce the Regulations and will have the ability to serve a remedial notice should a landlord breach one or more of their duties. Proven breaches of the Regulations could result in a penalty of up to £30,000.
