Minimum Energy Efficiency Standards (MEES)

From 1st April 2020 the Minimum Energy Efficiency Standards Regulations (MEES) will apply to all existing domestic tenancies, this means that only properties with an EPC rating of an E or above may be rented out.

Landlords wishing to continue letting properties with an F or a G rating must make relevant energy efficiency improvements to increase the EPC rating to an E. Improvements can be made through third-party funding arrangements if available, otherwise Landlords are expected to self-fund up to £3,500.

There are circumstances in which a landlord can obtain an exemption, such as being unable to carry out certain improvements because the property is listed.
