The Renters’ Rights Information Sheet for Tenants

There have been some big changes to renting in England, and with them comes an important document called the Renters’ Rights Information Sheet. Whether you’re a tenant or a landlord, it’s worth knowing what this document is, why it matters, and what needs to be done.

What is the Renters’ Rights Information Sheet?
The Renters’ Rights Information Sheet is an official document from the UK Government that explains how the Renters’ Rights Act affects tenants. It’s written in plain English and is designed to make sure renters understand what’s changed and what their rights are.

The sheet covers things like:

  • The move to rolling (periodic) tenancies
  • How rent increases now work
  • The end of Section 21 “no‑fault” evictions
  • When a landlord can ask a tenant to leave
  • A tenant’s right to request a pet

In short, it helps tenants understand what the new rules mean for their home.

Who needs to receive it?
Landlords (or their letting agents) must give the Information Sheet to tenants if the tenancy:

  • Is an assured or assured shorthold tenancy
  • Started before 1 May 2026
  • Has a written or partly written agreement

Every named tenant must receive a copy. Lodgers don’t need to be given the sheet.

When does it need to be sent?
For existing tenancies that fall under the rules, the Information Sheet must be provided by 31 May 2026. Missing the deadline can result in a fine of up to £7,000, so it’s not something to put off.

How should it be given to tenants?
There are a couple of important rules here:

  • The Information Sheet must be the official government PDF
  • It can be printed and handed to the tenant or sent by post, or sent as a PDF attachment by email or text message
  • Sending just a link isn’t enough - tenants must receive the actual document

If a letting agent manages the property, they are responsible for serving the Information Sheet correctly, even if the landlord has already provided it.
