PROFESSIONAL ACCREDITATION
We have a duty of care to every client to provide the best service.  The firm is a member of the Royal Institute of Chartered Surveyors and the Property Ombudsman, requiring us to provide the highest standards and complying to their strict codes of conduct.  In addition, Sam Benson, our lettings associate, has completed the technical award in residential letting and property management, which is an ARLA PropertyMark qualification.

MARKET APPRAISALS AND EXPERT ADVICE
Our considerable knowledge of the local market enables us to assess each property on its individual merits and qualifies us to give considered and expert advice prior to bringing a property to the market.  We also have much experience of dealing with the sale of very unique and one-off, historic, listed houses as well as more modern property and building plots.

MARKETING
We provide proactive marketing advice and take a full personal interest during the whole selling process and beyond.  Individual marketing for each property includes, where required, colour brochures incorporating photographs, floorplans and land plans.  We also post every property on various key websites, including on our own website, www.rightmove.co.uk and www.onthemarket.com as well as local and national advertising.

ENERGY PERFORMANCE CERTIFICATE (EPC)
Before a property can be offered for sale an EPC is required.  This EPC will assess the energy performance of a house.  Grade II listed properties are considered to be exempt from the current legislation.  We can put you in touch with an independent assessor to obtain an EPC.

PR
We regularly use the services of an independent PR consultant who can produce an editorial on individual properties which can be circulated, not only to the local newspapers and magazines, but also to the national media, which can often lead to very useful additional enquiries.  We have been particularly successful recently with our properties appearing in features in The Times, The Sunday Times, The Telegraph, The Financial Times, The Guardian, Evening Standard and The Wall Street Journal.

APPLICANTS
Our strong applicant base includes good quality buyers, many of whom are cash buyers, not only from the local area, but also from London and further afield and including those who have instructed search agents to act on their behalf.

VIEWINGS
All viewings are accompanied by an experienced member of the team.  We also give our clients regular feedback following a viewing, which we see as being something all vendors should expect and receive.  We are also available 7 days a week to carry out viewings, if required.

NEGOTIATING THE SALE PRICE
This is the most important part of what we do and our partners and staff are some of the most experienced in the industry, giving our clients the confidence that when an offer is received we will do our best to achieve the best price.

SALES PROGRESSION
Many vendors and purchasers do not realise that getting to the point of agreeing a sale is only half of the work carried out by our firm.  The road to exchange and completion can often be quite lengthy and complicated.  Our in-depth knowledge and understanding of the legal process and our proactive approach to sales progression, including dealing with solicitors, surveyors, mortgage brokers and lenders gives each sale the best chance of proceeding to a successful conclusion.

Our fee structure is similar to many other estate agents who operate on a ‘no sale, no fee’ basis and can be tailored to suit each individual client’s requirements.
