Our lettings department is able to deal with a wide range of landlords from the large estate with hundreds of properties, corporate landlords with multiple units, farming landlords with a handful of houses, to a private landlord with maybe 1 or 2 houses to rent.  We aim to provide the same high-quality service to all.

PROFESSIONAL ACCREDITATION
We have a duty of care to every client to provide the best service.  The firm is a member of the Royal Institute of Chartered Surveyors and the Property Ombudsman, requiring us to provide the highest standards and complying to their strict codes of conduct.  In addition, Sam Benson, our lettings associate, has completed the technical award in residential letting and property management, which is an ARLA PropertyMark qualification.

MARKET APPRAISALS
Our expert knowledge of the local market enables us to assess each property on its individual merits and qualifies us to give considered advice prior to bringing a property to the market. 

MARKETING
We provide proactive marketing advice and our team takes a full personal interest during the marketing process which includes, for each property, colour brochures incorporating photographs and floorplans (when provided).  We also post every property on various key websites, including on www.rightmove.co.uk and www.onthemarket.com as well as on our website www.rhrwclutton.com.

VIEWINGS
All viewings are accompanied by an experienced member of the team and we believe that a face-to-face meeting with a prospective tenant helps to provide a complete picture when giving feedback to a client.

PRE-LETTING ADVICE
We can advise a landlord on getting a property ready for letting and can also provide up-to-date information about Government legislation.  We can also recommend cleaners, decorators, etc. where required.

ONCE A TENANCY HAS BEEN AGREED
Following a tenancy being agreed we carry out stringent checks on potential tenants including personal and professional references and a credit check.  We provide comprehensive tenancy agreements and deal with the deposit and arrange for an inventory/check-in at the beginning of the tenancy, carried out by a qualified, independent inventory clerk.

AT THE END OF A TENANCY
A check-out is carried out by the inventory clerk at the end of the tenancy. If we manage a property on behalf of a landlord, then we deal with a tenant directly regarding any potential issues that are raised by the check-out.  We strive to make sure the process is dealt with quickly and do our best to ensure a satisfactory outcome for both parties.

MANAGEMENT
If required we can take the strain and look after every aspect of the rental once the tenancy has started by undertaking full management.  This means we collect the rent, deal with day-to-day matters, report back to the Landlord and then forward the rent on, providing monthly statements showing income and any expenditure.
