DESCRIPTION
An attractive, detached country cottage located in an idyllic rural setting in Lurgashall, a few miles north of Petworth, with some lovely rural views over the adjoining land and woodland. The property has attractive elevations, with a combination of painted rendering and half file hanging, under pitched roofs covered in clay tiles. From the entrance drive, the front door opens into the entrance porch with a large storage cupboard for coats etc. A part glazed front door opens into the hallway, with full height windows overlooking the side garden and field beyond. An arch opens into the dining room with fireplace fitted with a woodburning stove. The kitchen/breakfast room includes an excellent range of wall and base units with wooden work tops, a ceramic sink and drainer, an electric hob, integrated oven, microwave, dishwasher, washing machine and dryer and a space for an American style fridge/freezer. Steps lead up to the pretty, dual aspect sitting room with fireplace fitted with a woodburning stove, and French doors leading out on to the large terrace. Further steps lead up to the rear hallway, giving access to the utility room with door to the garden, and the stairs leading to the first floor.

On the first floor the landing leads to the main bedroom with dressing area and ensuite shower room fitted with underfloor heating. There are 2 further double bedrooms and a family bathroom (also with underfloor heating). There is also a study/single bedroom.

Outside, the house sits in the middle of its grounds and is approached over a large gravel entrance drive which provides ample parking for several cars and gives access to the 2 bay timber carport, with log store and to the large garage with an up and over door and with power connected. There are areas of paved terracing on the west and south side, with steps leading up to the garden, which is mainly laid to lawn, enclosed by mature hedgerows and includes a small orchard and mature shrubs and trees. In all about 0.27 of an acre.
