DESCRIPTION
The Stone House is a delightful, detached family house quietly tucked away in a quiet, private setting in the heart of the popular village of Fittleworth. The property has attractive external elevations of Fittleworth Stone, with brick quoins, under a clay tiled roof. This is the first time the property has been offered for sale in over twenty years, and the spacious accommodation, and whilst has been well maintained by the previous owner would now benefit from some updating. The house is approached via a private pathway, and the front door opens into a spacious entrance hall with a cloakroom to one side that has good storage space for coats etc. A hall leads through the house with various rooms off including the lovely triple aspect sitting room with an attractive fireplace fitted with a wood burning stove, and French doors leading on to the garden. The large kitchen/breakfast room is fitted with a range of fitted wall and base units, with a stainless steel sink and drainer and integrated appliances and a gas range. Also off the main hallway is a dining room which also overlooks the side garden.

On the first floor there is a landing and the good size main bedroom has an ensuite shower room and fitted cupboards. There are three further double bedrooms and a family bathroom and separate shower room.
Outside, the property is approached over a shared private entrance drive, leading to two designated parking spaces and a detached single garage. A path leads to the house and onto the garden, which is a good size, is very private and wraps around the property with a large west facing terrace. There are large areas of lawn with borders, mature shrubs, trees and hedges.

LOCATION AND AMENITIES
The Stone House is situated at the north western edge of the popular village of Fittleworth, close to St. Mary’s church, an ancient village church, is within walking distance of the village school and the local, community owned and run, award winning, village shop. Within walking distance, at the southern end of the village, is the historic Swan Inn pub. John Constable famously painted a picture of the ancient mill, just beyond The Swann Inn. Fittleworth lies within the South Downs National Park between Petworth (about 3 miles) and Pulborough (about 2.5 miles). There are local shops at Petworth and Pulborough where there is also a main line station offering a regular service to London with journey times from around 70 minutes. Sporting facilities include golf at several local clubs, including The West Sussex and Cowdray Park; racing, motor racing, golf and flying at Goodwood; polo at Cowdray and sailing at Chichester Harbour. Additionally, the surrounding countryside offers ample opportunity for walking over local footpaths, in particular over Hesworth Common, to the south.
