DESCRIPTION
Moores Green Cottage is a spacious detached rural house, believed to have been built in the 1920’s, and situated in a peaceful setting adjacent to Crouchlands Farm. The attractive elevations include painted brick, with half tile hanging under a pitched roof covered in clay tiles. The accommodation is a good size with good light and with all the rooms having a nice outlook over the gardens and the surrounding countryside. The property is in reasonably good order but would benefit from some further updating. It is also considered there is scope for enlargement, subject to all the necessary consents. The front door opens into a spacious entrance hall with a large cupboard and cloakroom to one side. This in turn leads into the large L-shaped kitchen breakfast room with an extensive range of base units, with granite worktop and incorporating an electric hob with twin ovens under and with a stainless steel sink, plus a central island, also incorporating a sink. The kitchen has attractive terracotta tiled flooring and has French doors opening into the garden on one side and then, on the other, open into the very good size conservatory, which overlooks the garden and also has a terracotta tiled floor. Beyond this is the dual aspect sitting room, with an open fire and attractive woodblock flooring. Adjacent to this is the study.
On the first floor there are 4 bedrooms, all with pleasant views, a family bathroom and a separate shower.

Moores Farm Cottage is approached over a long private drive that leads to Crouchlands Farm. This opens into a private entrance drive that provides ample parking and has a garage and workshop to one side, which provides good storage.

The gardens and grounds create a lovely setting and there are some lovely rural views. The garden includes large areas of lawn, with a number of mature trees and various mature shrubs, plus a rockery and also a vegetable garden to one side, all partly enclosed by mature hedging. There is a covered decking area adjacent to the house which offers the opportunity for outside dining in the summer.

In all the property extends to about 1.18 acres.

ADJACENT BARN
There is a steel framed 4 bay garage/workshop situated on the southern boundary which could be available by separate negotiation.
