The Laurels is a charming family house situated in the heart of the popular village of Graffham, in a lovely setting with views towards the Downs. The property has Victorian origins with attractive external elevations that include red brick, with half clay tile hanging, bay windows on the ground floor and a slate tiled roof. The house was extensively enlarged and refurbished and finished to an exceptionally high standard by the current owner 5 years ago and offers spacious, light and very well-presented accommodation that includes high ceilings and large windows. The entrance hall has painted panelling and opens into the dual aspect sitting room, with panelled walls, a beautiful oak floor, woodburning stove and a glazed wall and door that opens into the striking kitchen/dining room. The kitchen is exceptionally well fitted with a wide range of hand-built cupboards and drawers, twin electric ovens, a large fridge and freezer, Quartz worktops with a stainless steel sink with Quooker mixer tap. A central island provides more storage with a large worktop incorporating an electric hob and also with a very useful breakfast bar at one end. Beyond the kitchen area is the dining area, which is dual aspect and with 2 sets of bi-fold doors that open into the garden. The whole of the kitchen breakfast room has a limestone tiled floor. A door from the kitchen leads into the very good size utility room. Also on the ground floor is a study with lovely bay window and panelled walls, a family room/playroom and a cloakroom.

An easy staircase rises to the first floor landing giving access to the bedrooms. The main bedroom is dual aspect and has lovely views towards the South Downs, plus panelled walls and hand-built bookshelves with cupboards below. There is an en suite dressing room and an en suite bathroom with a bath, wc and shower and twin wash hand basins. Two further bedrooms have en suite shower rooms and then there are 2 more bedrooms and a family bathroom.

Outside, the property is approached through electric wooden gates that open into a gravel entrance drive, providing plenty of parking. To one side is the garage building, which is timber clad and includes a double garage with 2 electrically operated doors, power and light and also lined and heated. The rear part of this building forms a spacious annexe, with kitchenette and shower room. The gardens are a lovely feature of the property and have been landscaped to provide a lovely setting. There are brick paths, paved terracing, a pergola to one side, areas of lawn, various plant beds, a vegetable garden, plus a garden room, with seating area and an open fire, and an ornamental Koi pond.

The front garden is gravelled and there are various hedges and trees with much of the garden enclosed by mature hedging and parts having lovely views towards the South Downs. In all the property extends to about 0.34 of an acre.
