For many generations, RH & RW Clutton's Land Agency Department has been advising our land owning and farming clients on all matters concerning land, woodland and rural estate management.  This very niche part of the property market requires up-to-date specialist knowledge and an understanding which is provided by our highly qualified and experienced land agents.

Our considerable knowledge of the farm market enables us to assess each property on its individual merits and qualifies us to give considered and expert advice prior to bringing a property to the market.

We provide proactive marketing advice and take a full personal interest during the whole selling process and beyond.  Individual marketing for each property includes, where required, colour brochures incorporating photographs and plans.  We also place every property on our own website and also on property portals including Rightmove and OnTheMarket, as well as organising local and national advertising where appropriate. We also, when required, advertise in some of the more niche publications, such as South East Farmer and Farmers Weekly.

We have a duty of care to every client to provide the best service.  The firm is a member of the Royal Institution of Chartered Surveyors (RICS) and The Property Ombudsman (TPOS), requiring us to provide the highest standards and complying to strict codes of conduct. In addition, many of our partners are RICS Registered Valuers

Our strong buyer applicant base includes realistic property purchasers, many of whom are cash buyers, not only from the local area, but also from London and further afield and including those who have instructed property search agents to act on their behalf.

All property viewings are accompanied by an experienced member of the team, where required.  We give our clients regular feedback following a viewing, which we see as being something all vendors should expect and receive.  We are also available 7 days a week to carry out viewings, if required.

This is the most important part of what we do and our agents and staff are some of the most experienced in the industry, giving our clients the confidence that when an offer is received we will do our best to achieve the best price.  We usually find with sales of farms, land and woodland that we receive multiple offers and we use our considerable skill and experience to ensure the best buyer is chosen and at the best possible sale price.

Many vendors and purchasers do not realise that getting to the point of agreeing a sale is only half of the work carried out by our firm.  The process of compiling a memorandum of sale can often be complicated and require a full understanding of all the various factors that may arise during the conveyancing process.  The road to exchange and completion can often be quite lengthy and complicated.  Our in-depth knowledge and understanding of the legal process and our proactive approach to sales progression, including dealing with solicitors, surveyors, mortgage brokers and lenders gives each sale the best chance of proceeding to a successful conclusion. We will always offer to meet a purchaser’s solicitor on site where we feel this will enable them to have a better understanding of the issues involved.

Our fee structure is similar to many other agents who operate on a ‘no sale, no fee’ basis and can be tailored to suit each individual client’s requirements.
