The Mews forms a part of Burton Hill House, which is a magnificent country house built in the 1840's and designed by the Gothic revival architect, Augustus Pugin, best known for his work on the Palace of Westminster. Burton Hill was converted in the late 1970's into just 6 properties and is approached over a private entrance drive. The Mews is quietly located just behind the main house and has much charm and character. The well presented and spacious accommodation is arranged partially on the ground floor with the majority being on the first floor. There are some very good ceiling heights, especially in the sitting room which is vaulted. Also on the first floor is the kitchen, dining room and three bedrooms, one with ensuite bathroom and one with an ensuite shower room.

On the ground floor the garden room and conservatory opens into a pretty and private courtyard garden that includes a terrace, an ornamental pond and a wide variety of flowering plants and shrubs. In addition there are some lovely rural views from parts of the property. There is also private parking.

The Mews is located in a quiet, rural setting within the South Downs National Park and about 2 miles south of the old market town of Petworth, with shops for every day needs. Midhurst (about 7 miles) has further shopping facilities, a golf club and world class polo at Cowdray Park. Pulborough, (about 6 miles), has a variety of shops and a mainline station with services to Gatwick, London Bridge and Victoria.

Chichester (about 12 miles) to the south west has a wider range of shops and the renowned Festival Theatre. Goodwood (about 10 miles) has horseracing, golf, a health club and motor racing. The immediate local area provides some superb walking opportunities.

Mains water and electricity. Oil fired central heating and shared private drainage.

The property is to be let unfurnished on an Assured Shorthold Tenancy for an initial period of 12 months or longer if required.

A deposit equivalent to 2 months' rent will be required prior to the commencement of the tenancy. This will be held by RH & RW Clutton under the Tenancy Deposit Scheme. The deposit will be funded at the termination of the tenancy, subject to the property being given up in a satisfactory condition and with no rent arrears. The deposit may not be used in lieu of rent by the tenant.

An administration fee of £200 inclusive of VAT will be charged to include the referencing of two prospective tenants, additional prospective tenant references will be charged at £30 inclusive of VAT per application. Please be advised that this fee is non-refundable. An inventory check-out fee is payable at the end of the tenancy.
